These Terms of Use (“Terms”) govern your access to and use of The A Team of Dash Real Estate’s website at theateamflrealtors.com (the “Site”) and any content, forms, videos, and services we provide through the Site (collectively, the “Services”). By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.

The Site is intended for use in the United States by individuals 18 years of age or older. If you access the Site from outside the U.S., you understand your information may be processed in the United States.

Content on the Site is provided for general informational purposes only and does not constitute legal, financial, tax, or other professional advice. You should consult appropriate professionals regarding your circumstances. Your use of the Site does not create an agency, fiduciary, or brokerage relationship with us unless and until you sign a written representation agreement.
5) Property information and MLS/IDX data
Property information (including prices, availability, and features) is subject to change at any time and may be provided via an IDX/MLS data feed. All data is deemed reliable but not guaranteed and should be independently verified. If we implement an IDX feed, the required MLS notices and copyright statements will be posted at /mls-disclaimer/ and are incorporated into these Terms by reference.
6) Internal‑only links; third‑party tools
We maintain an internal‑only linking policy. The Site does not link to third‑party domains. We may use service providers (e.g., hosting, analytics, security, CRM, IDX) to operate the Site. Those providers are not permitted to use your information except to provide services to us.
7) Your conduct and permitted use
You agree to use the Site only for lawful purposes and in accordance with these Terms. You will not:
- attempt to gain unauthorized access to the Site or related systems;
- interfere with the operation or security of the Site;
- scrape, harvest, or copy content or data except for personal, non‑commercial use;
- submit false, misleading, or unlawful information;
- use the Site to advertise or solicit outside of inquiries about our services.
8) User submissions (forms, messages, uploads)
You may submit information through our forms (e.g., contact, showing requests, valuation). You represent that the information you submit is accurate and that you have the right to provide it. You grant us a non‑exclusive license to use the information you submit to respond to your requests, operate the Site, improve our services, and comply with legal obligations.
9) Consent to be contacted (calls and texts)
By providing your phone number and submitting a form, you agree that we (and, where applicable, our agents) may contact you by call or text about your inquiry. Message/data rates may apply. Message frequency varies. You may opt out of marketing texts at any time by replying STOP. This consent is not a condition of buying or selling a property or using our services. We comply with the federal Telephone Consumer Protection Act (TCPA) and Florida law.

11) Intellectual property

TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, INCLUDING ANY IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON‑INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE ERROR‑FREE OR UNINTERRUPTED, OR THAT DEFECTS WILL BE CORRECTED.
14) Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY FLORIDA LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM OR RELATED TO YOUR USE OF (OR INABILITY TO USE) THE SITE. OUR TOTAL LIABILITY TO YOU FOR ALL CLAIMS RELATING TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US $100) OR THE AMOUNT YOU PAID TO US, IF ANY, FOR THE SERVICES THAT GAVE RISE TO THE CLAIM DURING THE TWELVE (12) MONTHS BEFORE THE EVENT GIVING RISE TO LIABILITY, WHICHEVER IS GREATER.
15) Indemnification
You agree to indemnify, defend, and hold harmless The A Team of Dash Real Estate, its brokerage, affiliates, and their respective officers, directors, employees, and agents from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys’ fees) arising out of or relating to your violation of these Terms or your use of the Site.
16) Governing law; venue (Florida)
These Terms are governed by the laws of the State of Florida, without regard to conflict‑of‑law principles. You agree that the exclusive venue for any action arising out of or relating to the Site or these Terms will be the state courts located in Volusia County, Florida, or the U.S. District Court for the Middle District of Florida, Orlando Division, and you consent to the personal jurisdiction of those courts.
17) Dispute resolution; class action waiver (optional arbitration)
Before filing suit, the parties agree to first attempt to resolve disputes informally by contacting the other party in writing. If we mutually agree to arbitration, it will be administered by a reputable arbitration provider in Florida on an individual basis, and not as a class or representative action. BY USING THE SITE, YOU AGREE THAT ANY CLAIMS WILL BE BROUGHT IN YOUR INDIVIDUAL CAPACITY ONLY, AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY CLASS OR REPRESENTATIVE PROCEEDING.
18) Termination
We may suspend or terminate your access to the Site at any time, with or without notice, for conduct that we believe violates these Terms or is otherwise harmful to the Site, our users, or our business interests.
19) Changes to the Terms
We may update these Terms from time to time. When we do, we will revise the “Effective date” above. Your continued use of the Site after changes are posted means you accept the revised Terms.
20) Miscellaneous
These Terms are the entire agreement between you and us regarding the Site and supersede prior agreements. If any provision is held invalid, the remaining provisions will remain in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our prior written consent; we may assign them as part of a merger, acquisition, or sale of assets.
